3225 Yosemite Blvd., Modesto, CA Parcel Size: The parcel is 3.915+/- acres based on the County Assessor's records. Frontage along Yosemite Blvd. (SR 132) is 823.6+/- feet and the depth is nominally 207+/- feet. Location: The property is located in the City of Modesto on Yosemite Blvd. (SR 132) at the intersection of Mariposa Road. This is a "T" intersection, and the parcel runs approximately 400 feet on either side of the intersection. Mariposa Road comes in from the south and is roughly mid-way between Lincoln Ave. and McClure Road. Mariposa continues north of the property but dead ends at the northern edge of the parcel. The property is approximately 3 miles east of downtown Modesto and two miles west of the town of Empire. The state is in the process of a significant reconfiguration of the road in front of the site. Yosemite Blvd. will be widened to four through lanes with a left-turn center lane in both directions and a median strip. This will provide signalized, left-turn access north into the site as well as south onto Mariposa Road. As a result of this project the state will be taking right-of-way which will slightly reduce the size of the parcel from its present 3.9+/- acres. Having the left turn access into the site provides a potential opportunity for development. One choice would be to construct Mariposa Road as a public thoroughfare so it connects what are now two separate portions. Another choice would be to retain the corner at the site as a signalized, private drive. Both options have differing advantages.
