| Site The site is located on the north side of 4th Street and the west side of the Southern Pacific railroad right of way. The frontage on 4th Street is 828± feet. The San Joaquin County assessors office (parcel number 259 360 03) shows the parcel size as 5.26 acres or 229,125.6 square feet. The site is level, paved and completely fenced. A Southern Pacific railroad spur enters the site from the southeast corner and runs between the feed manufacturing plant and the warehouse. The site is separated from Highway 99 by the Southern Pacific railroad but is clearly visible from the freeway. Access to the freeway is via surface streets, roughly 6 blocks. |
Buildings There are four major buildings on the site, two of which are
adjoined. They are: There is one minor building, the dispatch office. There are also 14 storage bins. Each is described below. |
1. Warehouse: This is a 24,000 sq. ft. building with a 2,520 sq. ft. covered, loading dock and an interior office of 240 sq. ft. The building is dock high with a reinforced concrete slab floor. The exterior walls are steel on steel frames. Wall height is 18'. Roof is steel truss with steel cover. The building has a full sprinkler system. The age is 15+/- years. 2. Feed Manufacturing Plant: This building is 5,688 sq. ft. on the ground floor with an interior, second-floor office of 2,100 sq. ft. for a total of 7,788 sq. ft. It has one wall in common with the pet food manufacturing building. The floor is reinforced concrete slab. Walls are steel on steel frames. The roof is steel truss with steel cover. The building has a full sprinkler system. Age is 30+/- years. Adjacent to this building is a covered rail and truck receiving area of approximately 11,520 sq. ft. and a covered truck scale and loading area of approximately 2,500 sq. ft. 3. Pet Food Manufacturing Plant: This building is 8,640 sq. ft. with one roll-up door and one sliding truck door. It has one wall in common with the feed manufacturing plant. The floor is reinforced concrete slab.Walls are steel on steel frames. The roof is steel truss with steel cover. Age is 28+/- years. 4. Truck Repair Shop: This is a 7,680 sq. ft. building on the ground floor with seven 12' x 14' roll-up doors and a 2-ton crane. Within the building are office, parts room and bathroom. There is also mezzanine storage of 1,728 sq. ft. The floor is reinforced concrete slab. Walls are steel on steel frames. Wall height is 14'. Roof is steel truss with steel cover. Age is 28+/- years. 5. Dispatch Office: This is a small building with a man door and windows. The walls are wood frame with plywood siding. Roof is wood truss with composition shingles. 6. Storage Bins: There are 10 dry storage bins with a total capacity of 15,520 tons. There are 4 wet storage bins with a total capactiy of 896 tons. |
